Why do landlords need electrical certificates?
It falls under the landlord’s responsibility to make sure that all electrical installations along with appliances are safe when a new tenancy is about to begin. This responsibility extends throughout the lifetime of tenancy.
A regular inspection along with certification of electrical installations of the house or flat are needed. Power Full Electrical can ensure that all electricals within your place are safe and working properly.
If you fail to comply with these certificates, you might face prosecution, fines and risk invalidating your landlord insurance policies. To ensure the safety of your tenet and your business, it is important to get these certifications regularly.
What does our inspection include?
The inspection carried out by our team would include all electrical devices which are supplied by your power mains. Electrical installations need to be maintained regularly because they are prone to deteriorate over time.
Commercial EICR certificate and testing
Periodic testing for your electrical installations is vital if you own or run a commercial property such as a shop, a warehouse or an office.
With a commercial electrical inspection condition report you will get an assessment on the condition of your commercial Electrical installations against the current condition of BS671.
During this test all of the circuits and lighting within your business will be tested by our electrician in order to ensure that they are safe for your staff as well as visitors.?
Emergency lighting inspection testing
In order to ensure that your staff and customers can safely evacuate your place of business in case of an emergency, emergency lighting is quite important when main lighting fails. These lights must work automatically and provide light high enough to allow everyone to leave the place safely.
In compliance with the Fire Precautions Risk Assessment protocol business owners or employers have to carry out testing and periodic inspections of their emergency lighting as required by BS 5266.
There are three types of emergency lighting. Each type serves a particular purpose. These types are:
Standby lighting
This type offers normal and standard lighting when your main lighting fails to work.
Emergency escape lighting
This type offers illumination in order to help people leave a building safely.
Escape route lighting
This type will identify the means by which you can evacuate a building safely.
All emergency lighting systems are legally required to be maintained, tested and inspected at regular intervals.
All these types are legally required to be tested, maintained and inspected on a regular basis. Power Full Electrical can help and make this easy for you. We will test, maintain and inspect your lighting system to make sure that they are running as they should.
What is done during an electrical safety inspection?
We’ll check:
- The suitability of the controlgear and the switchgear
- The adequacy of the earthing and bonding
- The type and the condition of the wiring
- How serviceable is the equipment
- Damages, wear and tear and any deterioration
- The presence of adequate notices and identification
- RCD’s provision socket-outlets and their condition
When the inspection is finished, we will provide you with a condition report. This report will state if the electrical installations are satisfactory or unsatisfactory.
How often should I have an EICR?
If you have a business then you should do it every five years. As for homeowners, it is to be carried out every ten years and if you have a swimming pool then it should be tested every year. Lastly, your electrical installations should be tested every five years or when a new tenant enters the property for buy-to-let or rented property.
